Question to collectors; is there any validity to this supposed value?

I have this Cut Version (German exclusive) which according to Pricecharting is worth €400+ for just a loose copy based on 1 sale which I can't find.

I put my copy (complete in box) up for sale around a year ago for €60, which was lower than any other regular (Uncut) version, and it took months before it sold. Right now I can't find any listings though, not on eBay not anywhere else.
