Ethernet troubleshooting

Hey ?
I have had a Raspberry Pi 3 B+ for a few years, and it's been working great.
I just moved house and the ethernet cable got mixed up or lost, and I'm really struggling to get another cable working.
I've tried two RJ45 cat6 cables, both in different wall jacks and directly into my switch and none work, but other devices do, without issue.
Randomly, the Hive base station that runs my heating, has what looks to be a 4 wire RJ45, and plugging this into the Pi and switch works a treat!
Am I wrong in thinking that I can use any cat5/cat6 cable? Why would the Hive patch cable work?
Any thoughts or help are gratefully received!
*** Edit to add that other than when using the Hive cable, there are no lights on the Pi or the switch.
